TotalLandlord in conjunction with LandlordZone, have issued an article about importance of “inspecting properties for damage and to identify any potential issues that could be avoided with a bit of forward planning

They said that “leaving any structural or internal problems to fester can escalate, costing you significant amounts of time and money to resolve, damaging your relationship with your tenants, and devaluing your property“.

The best way to proactively deal with this is to ensure you carry out mid-term inspections at least once every six months.   

For HMO properties, it is recommended you undertake this exercise every 3 months.   In larger HMO (12 units or above) or large scale student accommodation (25 units or above), many agents/landlords instruct us to inspect every month.
